One part of our Family Office services in Luxembourg is to manage and keep an eye on your real estate on a daily basis.

Our services in Luxembourg are, during the different phases :



  • listing the various assets of your estate in Luxembourg and abroad,

  • making sure each assets is insured and liaising with the various insurance brokers,

  • due diligence if necessary,

  • collection of all the necessary documentation for renting, property title, etc.


Before renting :

  • liaising with real estate broker to search the prospective tenant(s),

  • checking creditworthiness,

  • drafting the leasing document,

  • sign the lease on your behalf,

  • set up bank guarantees,

  • tenancy inventory,

  • receiving the energy performance of the building,

  • handing in the keys,

  • registration of the lease,

  • coordination of service providers to have the estate in good standing before leasing,

  • administrative tasks linked to the new tenant, meter transfer, etc.


During renting:

  • managing on your behalf the relations with the tenant(s),

  • invoicing the rents and monitoring of cash receipts from rents,

  • invoicing the charges payable or to be paid in relation with the estate,

  • recovery procedures,

  • liaising with professionals for work and maintenance follow-up,

  • liaising with insurance broker to keep the estate insured, claims and litigations, etc.,

  • reporting on the different income and costs and preparing a profit and loss account periodically.


After renting:

  • ending of tenancy inspection and rental damage evaluation,

  • deferred charges,

  • organising the release of security deposit,

  • resume the meters,

  • revaluation of the rental value in order to appoint a broker to rent the property back again.


Our fees for the Property Management Services are simple:

  • One fixed onboarding fee

  • A monthly fees including a periodical consolidated reporting on your whole estate, rents, P&L, performance, etc.

  • A fee per “rented” estate : a percentage of the due rents including billing, charges and rents monitoring and organising the liaison between service providers


“No rents no fees” policy so that our interests stay aligned with yours at all time.
